The home buying process can be confusing for the first timer but here is a step by step process plan of the real estate buying process.
Before you find the right house make sure you are well prepared for the entire process as well as the responsibility of home ownership.
1. Get pre-approved.
Before you start your search for the best Chandler house make sure you sit down with a lender and go over all your finances to find the best price range for your search. Once you know what you can afford you can find the right home and not be disappointed in the price.
2. Make an offer.
When you find the right Chandler house, your buyers agent will help you write up a solid offer with the right information. Because each offer, situation and transaction is different, if you don’t understand anything on your offer make sure you ask. We want you to be fully aware of every detail of your contract. Depending on the listing we may offer full price or lower and we can advice you on the options at that time. This will also be the time to offer the earnest money deposit. This can be anywhere from $500 up to $10,000 or more. We recommend at least 1-3% of the purchase price to show the seller you are a serious buyer.
3. Wait for response.
You may have your offer accepted or you may get a counter-offer. It is now up to you to decide what to do if you get a counter-offer. You can start all over or agree with the counter-offer. Once all the negotiations for the initial contract are agreed upon there is mutual acceptance and your earnest money will be deposited.
4. Inspection.
Although a Chandler real estate inspection is not mandatory it is highly recommended. Remember, this is the most expensive investment you will probably make and not knowing all you can about your investment can be risky. Knowing now can help you determine final purchase price or negotiations later.
5. Inspection Contingency and Response.
Once you complete the inspection it is up to you whether you ask for anything or not. Consider the seller and whether the items you request are cosmetic or safety hazards. It’s best to ask for serious issues and forgo minor issues that can be taken care of once you own the home. You can ask for the repairs, money for the repairs, or cash off the purchase price. This must be negotiated and agreed upon before the deal can move forward.
6. Listing Pending.
Once the inspection contingency is agreed upon the listing is now pending and to the buyer and seller, this will seem like a quiet time. (There can be other contingencies that may be built into the offer in which case these will come to terms during this time if applicable). During this “quiet time” the lender, escrow, title and other parties involved are working to gather all necessary information to complete the closing on time. This is a good time for sellers to pack and buyers to acquire home owners insurance.
7. Signing and Closing.
A few days before the actual closing date, the escrow company will typically call for a signing. This is where the buyer and seller go in separately and sign all the final papers and documents to transfer ownership. This can take anywhere from an hour to 3 hours depending on questions and documents. Once these are all signed the proper documents will be filed with the county and funds will be released to those that require them. Once the final deed is recorded the escrow company will call the agents involved and inform them of the close. Only then can the keys be handed over. The transaction is now closed and the Chandler real estate is now yours! Welcome home!
