Sell My Chandler Home
Selling a home may seem daunting but with the right agent the job can get done quickly and with as little stress as possible. The best way to approach a Chandler property listing is to make sure you are set up prior to actually listing the home.
What steps can you do to ensure more showings and quicker offers?
1. Have a pre-inspection
Yes, most buyers will have an inspection of their own but conducting an inspection prior to listing will make sure you have taken care of as many issues ahead of time as possible. By advertising a pre-inspection, you show the buyers that you are a diligent and careful homeowner willing to offer the buyers a nearly perfect home. Living in your home can make it difficult to see all the flaws that buyers may notice. By having neutral eyes point out any discrepancies, repairs, or maintenance issues ahead of time will make you that much farther ahead of your competition.
2. Touch up, update and upgrade.
Buyers are looking at model homes with granite counter-tops, bamboo floors and updated fixtures. If you want the absolute most for your home, you will need to compete. Consider updating or upgrading your home to modern fixtures to appeal to all potential buyers. Depending on the era of your home, this can be as basic and updating wiring in an older home to removing that baby blue tub and sink from the 80s.
3. Don’t neglect the landscape
Many times, the first impression can be the only impression you’re going to be able to give a buyer. Make it count by having the outside of the home shine just as much as the inside. Touch up trim on the home, the front door or consider a full paint job if needed. Pick one color flower that contrasts with the house and add it in bunches. Make sure lawns are green and mowed and shrubs are properly trimmed. Keep mulch fresh or rock gardens free from weeds. Keep it simple and neat.
4. Keep it clean
This can be the hardest especially if your home is on the market for a while or there are children in the home. But consider packing up much of the home now before you list your Chandler property to de-clutter the space. This will make it easier to keep things organized and quicker to put away when you get that short notice showing. If you need to, hire a cleaning service once a week to maintain the difficult cleaning steps. This is another area where living in the home can over shadow the need to keep it clean.
5. Stage it for the buyers
Don’t be caught up into that idea that buyers like that “lived in” feel. They don’t. They don’t really want to know who lives here, they want to know if THEY can live here. Think of a resort hotel room. There are no pictures of the manager’s kids on the night stand or personal collections on the shelves. The room is completely neutral and comforting. This is the ambiance you want to portray with your entire home. Create a sense of allure and relaxation in every room. Make your bathroom into the spa, your dining room into the banquet hall and your bedrooms into an oasis away from it all. When you stage for buyers and not yourself, you are creating an environment that buyers want to linger in, live in and possibly buy. Keep walk ways clear and free flowing. Keep art and colors simple, decorative and neutral. If you are unsure of a piece, consider removing it altogether. Always feel free to ask for any help along the staging process. Knowing buyers is what I do. I can help you stage and set your Chandler property up for success.
Remember, you don’t want to be on the market any longer than you have to. If you are going to compete in this market with those that are motivated, you must offer buyers something better for less. With my help we can stage, advertise and list any Chandler properties for fast sales. If you are considering a short sale, I can help with all the documents and paperwork necessary to complete this type of transaction.
